Empire Environmental, Inc. services Developers and REALTORS® by accurately assessing the environmental condition of property prior to purchase. Often, various proprieties appear favorable but may be associated with unknown environmental risks. Such
properties could include, but are not limited to, undeveloped land, which historically could have been in agriculture or intersection corner properties that historically could have been a gas station.
If environmental problems are identified, Empire can conduct a Phase II Environmental Site Assessment II to identify the extent of such a problem.
Developers and REALTORS®
Empire Environmental, Inc. services law firms in various ways. Often the attorney is the agent for a potential buyer or seller of a parcel. Empire conducts the necessary assessments to identify any potential environmental problems on a property. Law
firms may also have clients that are in litigation due to environmental problems. Empire personnel also act in an expert witness capacity and provide advice to the
attorney and client. Typically, Empire enters into Confidentiality Agreements produced by the attorney for the protection of the client.

Manufacturing and Industrial Facilities
Manufacturing and industrial facilities can occupy whole neighborhoods, industrial parks, or stand-alone properties. The uses are varied ranging from automobile service, boat building, engine manufacturing, electronics manufacturing, etc. Older facilities often discharged wastes into dedicated structures such as impoundments and drainfields. While these discharges were considered Best Management Practices at the time, these types of activities resulted in serious environmental problems on and off the property.
Agricultural Industries
Empire Environmental, Inc. has conducted numerous environmental assessments on agricultural properties on behalf of owners who want to know what environmental problems that could exist and sellers who are interested in developing the property. Potential environmental concerns that Empire has identified include use of longlasting pesticides, fertilizers, and metal compounds, fuel storage facilities, chemical storage, maintenance facilities, and Arsenic Dipping Vats on pastures.
Golf Courses
Empire Environmental, Inc. has assisted golf courses in identifying potential problems due to the storage and application of chemicals, fuel storage, and maintenance activities, as well as cleaning up discharges of chemicals or fuels. Many
of the same concerns associated with Agriculture are common to Golf Courses, as well.
Marinas store boats, dispense fuel, and provide boat-related amenities. Marinas typically have a boat painting area where bottom painting is done. The paints usually contain anti-bio-fouling chemicals such as heavy metals (copper, lead, etc.). Paint wastes can discharge to the adjacent ground if adequate precautions are not taken. Many marinas dispense gasoline and diesel and have above-ground or underground fuel storage facilities. Discharges of fuel would be addressed in the same manner as Gas Stations. Many marinas conduct service on motors and engines. Petroleum products could discharge to the surrounding ground from the work area.
